Attracted by locations which cannot be beaten for value and choice in the UK, a growing number of businesses are improving their competitive edge by moving to the Tees Valley.   Market analysis on prime office space shows savings afforded by the Tees Valley vary from 10% (compared with Liverpool) to 104% (compared with Edinburgh) to 404% (compared with Greater London). 

Within this favourable environment a step change is taking place.  Five sites, through our leadership, now have access to the funding, planning and acquisition privileges of our partners; One North East and the local Borough Councils.  The creation of stylish apartment and family living, large scale office development, new educational facilities, business incubator units and quarters for quality culture and leisure planned for our strategic sites offer a unique opportunity to extend and in many cases exceed the current Tees Valley offering.  As well as enriching the experience of people who will work, live and take pleasure in their surroundings, they are planned to make a visual statement that will transform how the world perceives the whole Tees Valley.  They are described in detail on the links to the left.  Here is an overview.

The favoured five

Middlesbrough - Middlehaven

Extending over 100 acres around the reclaimed dock and along the river, this flagship project will add its own iconic structures to the Transporter Bridge and Riverside Stadium at either end.  The  masterplan maximises the inherent drama of the waterfront, embracing offices of superior quality,  apartments and family housing, the potential relocation of Middlesbrough College, leisure attractions, hotels and destination retail, bars and restaurants.  The vision is for an environment radical and exciting enough to reposition Middlesbrough and the Tees Valley internationally.

Stockton  - Northbank

This is a crucial piece in Stockton’s continuing renaissance and will extend the town centre along the river Tees to encompass up to 50 hectares creating a vibrant new south facing research-based business and education park, a new hotel, restaurants, waterfront homes and public spaces with inspiring new art.  Watersports of international standard already take place on this stretch of the river and opportunities to view and engage with these sports in addition to extending the range of watersports will be encouraged. Along the river front a promenade will lead to a new £4 million landmark pedestrian and cyclist bridge to connect with the thriving Teesdale Office Park and Durham University campus across the river.

Hartlepool - Victoria Harbour 

Maximising the waterfront and coastal location of this key site, this project will breathe life into 80 hectares of under utilised port land at the heart of the town between the successful Marina and the historic Headland area.   Masterplanning is underway to create a new mixed-use community that will provide up to 3,000 high quality homes (complete with community facilities including a school) and new commercial and retail space. The water frontage will be extended and opportunities for a visitor attraction beside the working harbour are being explored.  A pedestrian/cyclist bridge will cross the harbour and link with a “wave” of parkland extending through the whole development.

Darlington - Central Park

Taking full advantage of Darlington’s nodal position in the North’s communication network, this 30 hectare town centre site borders the railway immediately north of the East Coast Main Line station.  It will provide extra, much needed modern office accommodation, up to 600 apartment and town house homes and a strategically positioned hotel and conference centre - all in a landscaped setting.   The centrepiece will be a new £33 million home for Darlington College of Technology.

Durham-Tees Valley International Airport

Already £20 million is being invested to improve the terminal and facilities at the renamed Teesside Airport whose passenger numbers are set to double in the next 2 years.  Now 100 hectares of land, mostly to the south of the runway, are being masterplanned to provide up to 30,000 sq m of commercial development with an emphasis on airport related uses.  In addition, to the North, ancillary hotel and leisure uses consistent with an airport of growing international significance are proposed.
